Commercial Solar Panels Scotland
Ecoaim is a Scotland-based, MCS-certified commercial solar installer headquartered in Livingston, West Lothian, designing and fitting roof- and ground-mounted PV systems from 10kW to 500kW+ for businesses across the Central Belt, Highlands and Borders. Most Scottish commercial installs pay back in 4–7 years on current grid prices, qualify for 50% first-year capital allowances under Full Expensing, and earn export income via the Smart Export Guarantee. A 50kW commercial solar install in Scotland costs around £40,000–£48,000 fitted, generates ~45,000 kWh per year, and typically pays back in 4–7 years after Full Expensing and SEG export income. Ecoaim manages MCS certification, DNO G99 and EPC uplift in-house from our Livingston EH54 HQ.
Why commercial solar makes sense in Scotland.
The daylight-hours myth is the most expensive misconception in Scottish commercial energy. Modern panels generate from diffuse light, Scottish grid prices for non-domestic users are among the highest in the UK, and MEES makes a PV-led EPC uplift a landlord-grade lever, not just a tenant utility decision. Here is what we model at feasibility:
Yield is closer to UK average than people think
Scottish commercial roofs typically deliver 800–950 kWh per installed kWp per year. The Central Belt sits at roughly 880 kWh/kWp — within 12% of southern England. Diffuse-light generation means cloudy days still produce.
Scottish grid prices are now the strongest driver
Non-domestic grid prices in Scotland sit around 25–32p/kWh after standing charges. Self-consumed solar offsets the full retail rate, so the import-price differential — not pure irradiance — is what makes the payback fast.
Battery + solar pairs unusually well in Scotland
Time-of-use commercial tariffs and SEG export tariffs make a 50–100kWh battery sensible alongside most >50kW arrays. We model both together at feasibility so the storage is sized to peak-shave, not over-spec.
MEES makes solar a landlord lever, not just a tenant cost
Solar lifts a commercial EPC by one or two bands. With MEES minimums rising to a C by 2027 and B by 2030 under current proposals, a roof-top PV install protects rental income and asset value across Scottish commercial portfolios.
What does commercial solar cost in Scotland?
Indicative turnkey pricing — fitted, MCS-certified, DNO G98/G99 handled, scaffolding and commissioning included. Site-specific quote follows a free survey. Real install costs vary with roof type, structural condition and inverter/battery configuration.
| System size | Fitted cost (indicative) | Annual generation | Best for |
|---|---|---|---|
| 10 kW | £8,500 – £11,000 | ~9,000 kWh | Small offices, retail units, GP surgeries |
| 30 kW | £24,000 – £30,000 | ~27,000 kWh | Trade premises, dental practices, vet clinics |
| 50 kW | £40,000 – £48,000 | ~45,000 kWh | Warehouses, hotels, care homes, schools |
| 100 kW | £75,000 – £90,000 | ~90,000 kWh | Manufacturing, large hotels, distribution |
| 250 kW | £175,000 – £215,000 | ~225,000 kWh | Industrial process loads, food production, cold storage |
Pricing indicative as of 2026, subject to site survey. Excludes any roof remedials. Most Scottish commercial sites qualify for 0% VAT on the install and 50% first-year capital allowance under Full Expensing — see HMRC guidance.
4–7 year typical payback, 15–22% post-tax IRR.
Full Expensing (50% first-year allowance)
Solar PV is classed as special-rate plant and machinery, so limited companies can deduct 50% of the install cost from taxable profit in year one and claim 6% writing-down allowance annually thereafter. On a £75,000 install that is roughly £9,375 of corporation tax saved in year one alone.
0% VAT where eligible
Energy-saving materials installed in residential and qualifying charitable buildings attract 0% VAT until 31 March 2027. For most pure-commercial sites the 20% VAT is fully recoverable, so the effective net cost is the same.
Smart Export Guarantee (SEG)
Surplus generation is sold to a SEG-licensed supplier. As an Octopus Flux approved installer, Ecoaim can configure the highest-tier export tariff Scottish businesses currently have access to. SEG income typically lifts year-on-year IRR by 1–3 points.
EPVS-validated yield
Every Ecoaim quote is submitted to the Energy Performance Validation Scheme — meaning the kWh/yr and savings figures on your quote are independently checked, not marketing numbers. Payback claims are defensible at board level.
Lift your commercial EPC, future-proof MEES.
Under Minimum Energy Efficiency Standards, it has been unlawful to let a non-domestic property with an EPC rating below E since April 2023. Under current Government proposals this threshold rises to C by 2027 and B by 2030 — a step-change for Scottish commercial landlords. A correctly sized PV array typically lifts a commercial EPC by one or two bands by reducing the modelled grid-import figure in the SBEM calculation. We pair the install with a fresh post-install EPC so the rating uplift is on certificate, not just on paper. This protects rental income, asset value, and lease-event marketability across Scottish commercial portfolios.
G98 and G99 grid connections, handled in-house.
Every Scottish commercial PV install needs Distribution Network Operator (DNO) sign-off. Systems up to 3.68kW per phase are notified post-install under G98. Anything larger — which is every meaningful commercial system — needs G99 approval before energisation. Ecoaim manages the full G99 application, single-line diagrams, protection settings and witness commissioning as part of the project. There is no scenario where you, as the customer, deal directly with the DNO.
Cash, asset finance, or PPA — three ways Scottish businesses fund solar.
No in-house unregulated credit. Asset finance is provided by our FCA-regulated partner Ideal4Finance, PPA funders are independently underwritten, and we will model the cash-flow and balance-sheet impact of each option against your numbers before you commit.
Cash / CapEx
Buy outright. Claim 50% first-year allowance under Full Expensing and 0% VAT where eligible. Best post-tax IRR.
When you have reserves and want maximum return.
Asset Finance (Ideal4Finance)
Spread the cost over 3–7 years via our FCA-regulated finance partner. Retain ownership at the end. Monthly payments typically offset by month-one savings.
When cash is needed elsewhere but you want eventual ownership.
Power Purchase Agreement (PPA)
A third-party funder pays for, owns and maintains the system. You buy the generated electricity at a fixed sub-grid rate, typically 15–25 years. Zero CapEx.
When you want immediate energy-cost savings with no upfront spend.
Finance subject to status. Ecoaim acts as an introducer to Ideal4Finance (an FCA-authorised credit broker) and is not a lender. Indicative payback 4–7 years on CapEx; PPA delivers Day-1 cash-positive savings.
